Our residential markets are changing rapidly. Homes are
selling at a near-record pace, but it’s mainly due to the
unbelievably low prices. In many suburban areas, prices have
increased as much as 20% so far this year, but they are
still less than replacement costs. And now, with the
favorable exchange rate hovering just under par, many Canadians are coming to the sunshine to buy that
perfect vacation getaway or income property.

Focus on Vacation Homes
Whether it’s a golf condo or a luxurious custom
home nestled against the mountain, we’re here to help! Did you know that even in
prime areas such as North Scottsdale, you can own a great 2 bedroom condo for as
little as $130,000 USD? Several of our clients have moved to detached, single-family
homes, as there are some great buys in that market. One of our clients just
purchased a 2000 sq ft home on a desert lot, with a private pool, in a prime
Scottsdale location for under $250,000!

Here are our tips for deciding what may be the right home for your
use: First, focus on what you’d like to do when you’re here. If its golf,
shopping, fine dining, hiking, arts, pro sports… then consider a home that will
give you easy access to those destinations. For example, one of our recent
clients is really into boating and fishing, so a home less than 15 minutes away
from Lake Pleasant fit the bill nicely. Like golf, but on a budget? Then
Chandler might be the right location for you.
Consider gated-access communities. You’ll at least
have a little more peace of mind when you are away. Don’t forget that unlike
your colder climate, our focus here is on the outdoors, not the indoors. So a
great patio, a low maintenance lawn and a home that is easy to lock and go might
make your trips more enjoyable.
One of your key decisions is whether or not you will rent out your home, even if
it’s only to local friends and family. We can help you make your guest’s visits
easier by making sure the cleaning is done, the lawn or pool is ready. Ask us

Focus on Income Property
Many of our clients are taking full
advantage of the bank-owned properties and are investing in revenue properties.
There are two key components to investing here: one is the hard, financial
Return on Investment; the other is the speculative expectation that prices
eventually have to increase beyond replacement costs. Let us show you our

For me, it has
been a personal transformation. From a starting point like most
folks (I believe) I didn't fully understand what value a Realtor can
bring, to being a proponent of real estate professionals, and in
specific, of Dean Selvey.
I come by my pessimism honestly. I was born with it, as most
